Eligibility Requirements

The building is federally subsidized through the Department of Housing and Urban Development 202/8 Program.  All residents must meet the following eligibility requirements:

Elderly Family

  1. Families of two persons, the head of which (or his or her spouse) is 62 years of age or older; 
  2. A single person who is 62 years of age or older; or
  3. Two or more elderly persons living together or one or more such persons living with another person who is determined by HUD, based upon a licensed physician's certificate provided by the family, to be essential to their care or well-being.

Disabled Family

  1. Families of two persons the head of which (or his or her spouse) is a person with disabilities (handicapped);
  2. A single person with mobility disabilities (handicapped person) over the age of 18; or
  3. Two or more persons with disabilities (handicapped persons) living together, or one or more such persons living with another person who is determined by HUD, based upon a licensed physician's certificate provided by the family, to be essential to their care or well-being.

Income Limits

Income for one person must be under $39,850 per year and for two persons, under $45,550. per year.

Rent

Income, assets, and medical expenses will be verified to determine the amount of rent a tenant will be required to pay toward the market rent of $870 per month.  Rent is based on 30% of income, after it has been adjusted for medical expenses.  The cost of utilities, except the charge for telephone, is included in the monthly rent.

Waiting Lists

There are two waiting lists at Gwinnett Christian Terrace, an Elderly Waiting List and a Disabled Waiting List.  Interested parties should call the Gwinnett Christian Terrace office to determine the status of the desired waiting list and obtain information about when the lists will be open.

Apartments are rented in the order of the date and time that applications are received.  Applicants will be contacted when their names near the top of their list.  If an applicant refuses an apartment twice, their name will be removed from the active waiting list.

Screening

Applicants are screened for credit, criminal background, and landlord reference.

Smoking

Gwinnett Christian Terrace is a 100% smoke-free facility.  Smoking cigarettes, pipes, or cigars, and using smokeless tobacco is prohibited for residents and visitors in all interior apartments, common areas of the building, public restrooms, lobby entry ways, gazebo and its surrounding area, rear patio, and the covered area at the driveway.  There is a designated smoking area on the west side of the building with benches and ash disposal containers.
